How we handle cases

What actually happens when you send us a case

We are a directly authorised brokerage, which means we answer to the regulator ourselves rather than sitting under someone else's permissions. That shapes how a case is handled from the first conversation. You speak to an adviser who can place the case, not a call centre that takes a message.

The first thing we do is listen to what you are trying to do and what is awkward about it. Income that does not fit a lender's standard template, a property that is unusual, credit history that is less than clean, a deadline you cannot move. We ask about the detail because the detail is usually where a case is won or lost, and we tell you plainly if we do not think it is fundable. Saying no, with a reason, is part of the job.

For residential and buy to let mortgages we match the case to lenders whose criteria genuinely accommodate it, then work through affordability, income evidence and the property until there is a real answer rather than a hopeful one. You see the recommendation, the alternatives we considered, the costs and our fee in writing before anything goes to a lender.

Specialist finance — bridging, development, commercial, semi commercial, auction and second charge — is placed direct with the lender rather than through a packager. The case is underwritten on its own facts, no intermediary adds a margin for passing it along, and when an underwriter has a question we answer it ourselves. These enquiries reach our managing director on the day they arrive, and you get a view on whether the case is fundable before you spend money on it.

Short term lending only works if the way out is credible, so we test the exit before we place the case. A bridge without a believable exit becomes an expensive problem, and we would rather tell you that at the start than after you have committed to it.

Most cases fall over in the middle, not at the start — at valuation, at legals, at a condition the lender raises. This is where we spend our time, chasing and unpicking, and you get updates whether or not there is good news. If a case genuinely cannot be placed, we tell you why and what, if anything, would change that.

Your home may be repossessed if you do not keep up repayments on your mortgage.
